HSR layout (Hosur Sarjapur Road Layout) is the most favorite
destination among the state government owned housing properties and is the
costliest in Bangalore. The layout, which is built on land reclaimed from the
Agara Lake, is situated between Hosur Road and Sarjapur Road.
Facilities in this
region are:
- o A police station
- o Water Board office
- o Post office
- o Electricity office
- o Numerous banks
HSR Layout is divided into Sectors, which are criss-crossed
by main roads and cross roads. Designed based on modern town planning
principles, the layout has a centralized BDA Complex, which homes the city
administrative offices. It also has numerous small parks in different parts of
the layout.
The layout has led the land prices to skyrocket in recent
years. In the early 2000s the price in HSR Layout was Rs 670 per sqft. If you
compare the same prices today, HSR Layout has reached a healthy price of Rs
9,500 per sqft. This clearly shows that you would have received a ROI of 1,395
percent if you had invested in the then outskirts of HSR Layout. It is proved
here that the principle of 'higher ROI on outskirts investments' is correct.
